What are floorplan services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, a certified appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like closets, patios, and pantries. They may sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total living area of the home and the general layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Challenging real estate taxes

Tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more square footage than you have! Unless an appraiser has recently executed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A measuring service will secure a fair price for your home. Square footage is one of the biggest factors potential buyers look for when purchasing a home — but since these values are frequently estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of your property as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a recent appraisal or home measurement service executed by an appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that accurately reflects market value, we recommend requesting a measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool for enticing potential buyers because they can see the layout and details of the house before and after touring.
